Hi Kent, Sorry for not getting back to you. I had turned this over to another partner to finalize, and although it's not quite done I'm fairly sure he's going in a different direction. But I hope you get points for being #2. This is going to be east of where the Quay is but along that same street (i.e. Blvd of the Arts - aka 6th Street - at Central). Should be a very fun project and I'm sorry we won't get to work with a "local" on it! Good luck!! Mindy
